Extraordinary͏ care and accurate predictions for home sale We͏ had an amazing experience with Sunil selling our house. He had a good understanding of the market, especially the Fremont area. He did research to come up with an accurate list price. He helped us list our home in two weeks, he took care of all the paperwork. He also pointed out some of the upgrades that might be important for stageing, he brought his own contractors to finish the work quickly. Sunil had a good judgment on timing the listing that helped us get the best offer within a week of the open house.
Use͏ Sunil! Sunil͏ was recommended to us by some friends who used him to both buy and sell their house in Niles and then buy a place in San Ramon. Upon meeting him, we appreciated how straightforward he was in discussing the local market conditions, explaining his logic for pricing our home, and of course being a UCLA MBA was a plus for my husband who is also a UCLA alum:) It had been 31 years since we bought or sold a property, so we really appreciated how well he used technology to keep us all on the same page. We really liked how efficient and streamlined the process was. We were also impressed with the professionals he brought in to inspect our house. In particular, the roof inspector had great ongoing maintenance advice we shared with the buyers - since we think he would do a much better job of cleaning our gutters than the individual we had been using. In summary, we feel Sunil maximized our sales price in a crazy spring market and gave us the capital to be competitive in buying our condo in San Francisco.
We had the privilege of working with Sunil and his team as both a buyer and most recently, as a seller. On the sell side, we were under a tremendous amount of pressure trying to purchase a property in a competitive Southern California market while simultaneously trying to sell our rental property in Northern California with Sunil. In order to be competitive with our purchase offer, our rental property had to be under contract with no contingencies within 2 weeks of our tenant’s departure. To complicate matters, there were delays with some of the touch up work after our tenant vacated, which added more stress to an already stressful situation. Once I informed Sunil about our situation, he flipped our rental within a week’s time for an open house and made sure that the extra touch up work was completed to ensure that our home would be as competitively marketable as it could be. Instead of waiting for the weekend, Sunil departed from his usual practice and had an open house the Wednesday before, which turned out to be a key strategic move. We had the open house on a Wednesday night and were under contract by Friday afternoon for a purchase price and terms that far exceeded our expectations. As a result, we were able to make a strong offer on our own purchase, and as of the date of this review, we are under contract for that home! On the buy side, we were first introduced to Sunil in 2012 through a mutual acquaintance. Being our first home purchase, we were very anxious and required a lot of hand holding. Sunil and his team walked us through each step of the process from accompanying us to open houses to helping us close on the home loan to getting our keys to a great home that we lived in for almost a decade. There are certain qualities that make Sunil standout as the cream of the crop in his industry. For brevity’s sake, I will focus on just five in no particular order: First, Sunil is not just a good negotiator; he is a great one that has clearly mastered the tools and techniques of negotiation. He used pertinent data and timing to telegraph our ideal purchase price and terms for our rental property, which led to a great result. Second, Sunil doesn’t just complete tasks for you; he goes after results in both attitude and action. For us, he understood the importance of our timelines and pressures in getting our rental under contract and worked with us to accomplish these objectives without compromising quality or thoroughness. Not once did he express doubt that we could accomplish the task. Third, Sunil is a strategic planner but is savvy enough to adapt his strategy as needed to produce the best result for the client. Fourth, he cares about the little details. When he prepped our rental, he noticed that the faceplate on our fridge’s water dispenser was missing and replaced it before listing the home. This is indicative of a person that cares about the quality of his work product. And finally, Sunil is professional and very personable; it has truly been a blessing to have him in our corner.
We had a fantastic experience working with Sunil and Kevin, we had our offer picked on the third house that we worked with them. We are first-time homebuyers with very little idea about homes in the US. Sunil and Kevin educated us about what things to look for while walking through a home and help us zero in on listings that would be a good fit for us. Touring houses with Kevin helped us gather a lot of information about the house in a short period. When we were ready to make an offer on a house, they would gather insights to help us make the right offer. These insights were extremely helpful and helped us understand the market pretty quickly. Between our offer getting picked and close, Sunil and Kevin worked with us every step of the way to work through issues that came up, pushing to get the things we cared about. We got referred to them by a friend and would gladly do the same.
We successfully bought a house in the Bay Area in the current housing market! It took us 35 days from the time we got into the housing market, to getting keys in hand. The biggest factor to this success was that we had Sunil & Kevin on our side. Sunil had already helped multiple friends & acquaintances purchase their homes and came highly recommended. Even then, we could not have imagined the level of guidance and support we would receive. The first thing that Sunil did was setup an introductory call with us to understand our preferences and provide us with quite a detailed overview. There are so many factors to buying a dream home, two key considerations being location & neighborhood. Sunil is so knowledgeable of the neighborhoods in Union City, Fremont, Newark & the tri-valley area and explains everything that one should keep in mind. It was clear that if he suggested a neighborhood to us, it would satisfy all our criteria. Coming out of this call we knew we were in very good hands. Sunil also shared a Google sheet that provided all the financial considerations to securing a mortgage and walked through how to determine affordability. This greatly contributed to our ability to go in with confidence and also to ensure availability of funds in a timely manner. He also set up an automated notification of new listings after carefully considering all our requirements & aspirations. Over the next few days and during the following weeks as listings started cropping up, Sunil & Kevin provided their inputs on which listings we should consider. This factored all our preferences that they had noted during our introductory call. Kevin sent us disclosure documents from listings that we were interested in and walked us through what we needed to review & consider. He also accompanied us to property visits. His review of the properties were so detailed and his explanations were so succinct, that it was like an educational session. Since the first property visit we knew that if Kevin was of the opinion that a property was worth considering, it would be in great shape. Sunil also provided a list of lenders that we could approach and let us know who particularly our friends preferred. This was also a game changer as our lender was equally helpful and supportive throughout the mortgage process. When we found a home that checked all the boxes, they helped us through the nuances of making an offer, provide guidance on associated comps, what constitutes a fair bid and even helped coordinate information from the seller's agent to help make the winning bid. Once we were in contract, they walked us through the entire escrow process. Kevin was always available on call whenever requested and provided crisp & clear inputs. Their help & support did not stop with receiving the keys, providing valuable references for handymen & contractors and helpful inputs around the home. We have an amazing group of electricians working on upgrades in the house, thanks to their reference. Needless to say that we moved into a very welcoming and close-knit community. The home was also in as move-in ready state as it gets, with minimal issues identified in the inspection report. Overall, working with Sunil & Kevin exceeded our expectations in every way.
